The Green Sheet

The "Green Sheet" is a document that contains information for those starting the process of building or remodeling a cabin in Serene Lakes. The information has been distilled from the experiences of those who have built and lived in this demanding climate where, occasionally, propane tanks explode and roofs collapse and, more often, decks, stairs and railings are crushed under the snow load. 

While there are a few things that are required under the CC&Rs that govern the individual subdivisions most of the information is there to help you make decisions about your cabin that are good for YOU.

You should note that, under the CC&Rs that you agreed to when you bought your lot or cabin, new plans MUST be reviewed by the SLPOA Architectural Review Committee (ARC).  That review is necessary for you to get water service from Sierra Lakes County Water District. Before you go off the handle about bureaucracy in the mountains understand that the ARC are not "style police" and won't pick on your colors or materials.  What they will do is point out features of your design that will cause YOU trouble down the road - propane tanks placed where you'll spend the entire winter repeatedly digging them out to get them filled, decks where the snow from the roof will cause damage, garage entrances threatened by falling snow and ice, dormers that will capture snow and build huge chunks of ice (we call them "glacier makers") that will damage the roof and dormers and threaten to crush anything below them.

Most of the recommendations from the ARC are just that - recommendations.  You get to decide in the end.
